Clustered Development

1. Accumulation of development onto only a portion of a site, thereby allowing sensitive areas to be protected with no loss in the number of lots and maintaining the gross density of the site.
2. Residential development in which the subdivision and zoning regulations apply to the project as a whole rather than to its individual lots (as in most tract housing). Densities are cal-culated on a project-wide basis, per-mitting among other things the cluster-ing of houses and provision of com-mon open space.
