A mortgage whose amount exceeds the conforming loan limit that the Federal Housing Finance Agency sets each year, so Fannie Mae and Freddie Mac cannot buy it. Lenders use it to finance high-priced homes, keep it on their books or sell it to private investors, and often apply stricter underwriting such as larger down payments and cash reserves. The baseline limit for a one-unit property was 806,500 dollars in 2025, with higher limits in designated high-cost areas.
