Agency construction management

A project delivery method where the construction manager (CM) acts as a fiduciary and advisor to the property owner, but does not perform construction work or hold contracts with trade contractors. The agency CM coordinates planning, design, and construction phases, managing schedules and costs on the owner's behalf for a set fee. This arrangement separates the CM's advisory role from the financial risks of construction, which contrasts with the at-risk construction management model where the CM provides a guaranteed maximum price.
