Progressive design-build

A two-phase project delivery method where an owner selects a design-build team based on qualifications and then works collaboratively with the team to develop the project design. In the first phase, the owner and team collaborate to define the scope, innovate solutions, and establish a guaranteed maximum price for the project. Once the design is sufficiently advanced and the price is agreed upon, the owner authorizes the second phase, which is the final design and construction of the project.
