A tangible characteristic or condition of property, persons, or operations that increases the probability or severity of a loss. Examples include faulty wiring, flammable materials, poor building construction, or a dangerous work environment. Underwriters assess physical hazards to determine insurability and set appropriate premiums, as they directly influence the likelihood of a claim.
