A standardized settlement statement form formerly used in the United States to itemize all charges and credits to the buyer and seller in a real estate transaction. It provided a clear breakdown of all costs associated with the closing, including loan fees, taxes, and insurance. This form was largely replaced by the Closing Disclosure form under the TILA-RESPA Integrated Disclosure (TRID) rule in 2015.
