TOD deed

A Transfer on Death deed, also known as a beneficiary deed, is a legal instrument that allows real property to be transferred to a designated beneficiary upon the owner's death without the need for probate. The owner retains full control of the property during their lifetime. This type of deed is available in many, but not all, U.S. states.
