1031 exchange

A transaction under United States tax law allowing an investor to defer capital gains taxes on the exchange of certain types of property. The property exchanged must be of "like-kind," meaning it is held for productive use in a trade or business or for investment. This deferral is permitted under Section 1031 of the Internal Revenue Code.
