Tax-deferred exchange

A transaction that allows an investor to sell an asset and reinvest the proceeds into a similar asset without immediately recognizing a capital gain or loss for tax purposes. This deferral of taxes is permitted under specific provisions of tax law, such as Section 1031 of the Internal Revenue Code for like-kind exchanges of real property. The tax liability is postponed until the replacement property is eventually sold.
