Appurtenant

Relating to a right, privilege, or improvement that belongs to and passes with a principal property. An appurtenant easement, for example, grants a right of way across one parcel of land (the servient estate) for the benefit of an adjacent parcel (the dominant estate). Such rights are attached to the land itself and are automatically transferred to subsequent owners upon the sale of the dominant property.
