Running with the land

A legal concept describing a covenant or easement that is so closely connected to the land itself that it automatically transfers to subsequent owners of the property. This means the rights and obligations of the covenant or easement are binding on future titleholders, regardless of whether they were original parties to the agreement. Examples include covenants to maintain a fence or pay homeowners' association fees.
