Covenant

A formal promise contained within a contract or deed, binding one or more parties to perform or refrain from a specific action. Covenants are classified as either affirmative, requiring a party to do something, or negative (restrictive), prohibiting a party from doing something. For example, a real estate deed might include a restrictive covenant that prevents the property owner from building a fence taller than six feet or from operating a commercial business on the premises.
