Covenant of quiet enjoyment

An implied or express promise in a lease or deed that guarantees a tenant or property owner the right to possess and use the property without interference from the landlord, previous owners, or third parties claiming superior title. This covenant protects against disturbances that would prevent the peaceful occupation of the premises. A breach occurs if the tenant's possession is substantially impaired.
