Warranty deed

A type of deed that conveys real property and includes several covenants of title, providing the greatest protection to the grantee. The grantor guarantees that they hold clear title to the property, have the right to sell it, and will defend the grantee against any future claims to the title. This deed typically includes covenants of seisin, against encumbrances, and for quiet enjoyment.
