Quitclaim deed

A legal instrument used to transfer any interest in real property that the grantor may have, without guaranteeing that the grantor actually owns any interest or that the title is free of defects. This type of deed provides the grantee with the least amount of protection compared to other deed types. It is frequently used to clear title defects or transfer property between family members.
