Grant deed

A legal document used to transfer real property from one party to another, containing implied warranties that the grantor has not previously conveyed the property to anyone else and that the property is free from encumbrances made by the grantor. This type of deed is common in some states, such as California. It offers less protection to the grantee than a warranty deed.
