Exception in deed

A clause in a deed that reserves to the grantor some part of the estate that would otherwise pass to the grantee. This retained interest is typically a physical portion of the land, such as a specific building or mineral rights. The exception must describe the reserved part with sufficient clarity to be identifiable.
