Estoppel by deed

A legal principle that prevents a party to a deed from denying the truth of any material fact stated in that deed. This doctrine binds the grantor and their privies to the representations made within the instrument. For example, a grantor who conveys property they do not own, but later acquires, may be estopped from denying the validity of the original conveyance.
