Quiet title action

A lawsuit filed in court to resolve disputes over property ownership and to remove any claims or encumbrances that might cloud the title. The plaintiff seeks a judicial declaration that their title to the property is valid and superior to all others. This action is often used to clear defects arising from old deeds, adverse possession, or unrecorded interests.
