Deed of trust

A legal instrument used in some states as an alternative to a mortgage, involving three parties: the borrower, the lender, and a neutral third-party trustee. The borrower conveys legal title to the trustee, who holds it as security for the loan. Upon repayment, the trustee reconveys title to the borrower; upon default, the trustee can sell the property.
