Trust deed

A legal document that transfers the legal title to a property to a trustee, who holds it as security for a loan between a borrower and a lender. It is commonly used in some states as an alternative to a mortgage for real estate transactions. Upon repayment of the loan, the trustee reconveys the title to the borrower.
