Seisin

The possession of land under a freehold estate in English common law, held by a freeholder and carrying the right to immediate possession. A tenant for years had mere possession, not seisin, so the term separated freeholders from leaseholders. Seisin passed by livery of seisin, a ceremony of delivering the land, and the covenant of seisin in a modern warranty deed promises that the grantor owns the estate described.
