Quiet enjoyment

A covenant, implied in most leases and property transfers, assuring a tenant or owner the right to possess and use the property without interference from the landlord or prior owners. This right protects against disturbances that substantially impair the occupant's use of the premises. Breaches can include excessive noise, structural defects, or wrongful eviction.
