Constructive eviction

A legal doctrine where a landlord's actions or inactions render the leased premises uninhabitable or unsuitable for their intended purpose, forcing the tenant to vacate. Although the landlord does not physically remove the tenant, the tenant is relieved of the obligation to pay rent. This typically occurs when the landlord breaches the covenant of quiet enjoyment.
