Servient tenement

The parcel of land that is burdened by an easement or other non-possessory interest held by another property owner. This estate must permit the owner of the dominant tenement to use a portion of its land for a specific purpose, such as a right-of-way. The owner of the servient tenement retains all other rights to the property, subject to the limitations imposed by the easement.
