Notice statute

A type of recording act under which a later purchaser for value who takes without notice of an earlier unrecorded conveyance has priority over the earlier grantee. The later purchaser need not record first, which distinguishes a notice statute from a race-notice statute. Notice can be actual, constructive from the public records, or inquiry notice arising from facts such as another person's possession of the land.
