Constructive notice

Legal notice that is imputed to a person by law, even if they do not have actual knowledge of a fact, because the information is publicly available or could have been discovered through reasonable diligence. This often applies to matters recorded in public registries, such as property deeds or liens. All parties are presumed to have knowledge of properly recorded documents.
