Supplier's lien

A legal claim held by a supplier of materials or equipment against property that has been improved with those goods. The lien arises when the supplier is not paid by the property owner or contractor for the materials provided. To be enforceable, the supplier must typically file a notice of lien in the public records within a specific statutory period, such as 90 days from the last date materials were furnished.
