Variance

An authorization granted by a governmental body, such as a zoning board, to depart from the literal requirements of a zoning ordinance. It allows a property owner to use land in a way that is otherwise prohibited, due to unique hardship or practical difficulties. A common type is an area variance, which permits deviations from setback or lot size requirements.
