Fee simple subject to a condition subsequent

A defeasible fee estate that does not automatically terminate upon the breach of a specified condition, but rather gives the grantor the right to re-enter and reclaim the property. The grantor must take affirmative action to terminate the estate after the condition is violated. This right is known as a right of entry or power of termination.
