Fixture

An item of personal property that has been attached to real property in such a way that it is considered part of the real estate. The determination of whether an item is a fixture depends on factors such as the intent of the annexor, the method of attachment, and the adaptability of the item to the real property. Fixtures are typically transferred with the real estate upon sale.
