Trade fixture

Personal property attached to leased premises by a tenant for the purpose of carrying on a trade or business. These items, though affixed, are considered personal property of the tenant and may be removed by the tenant at the end of the lease term. Examples include machinery, shelving, or display cases installed by a business in a rented commercial space.
