Judicial sale

A sale of property conducted under the authority and supervision of a court. This type of sale is compelled by a legal judgment or court order to satisfy a debt, such as in a mortgage foreclosure, a tax lien enforcement, or the execution of a judgment. The proceeds from the sale are distributed to creditors according to legal priorities, with any surplus returned to the debtor.
