Judgment lien

A legal claim placed on a debtor's property, typically real estate, as a result of a court judgment for a monetary debt. This lien secures the judgment creditor's right to be paid from the proceeds of the property if it is sold. It prevents the debtor from selling or refinancing the property without satisfying the judgment.
