Alluvion

The gradual and imperceptible accumulation of soil, sand, or sediment along the bank of a river or stream, resulting in an increase in the land area of the adjacent property owner. This naturally occurring addition to riparian land becomes the property of the landowner. It is distinct from avulsion, which involves a sudden change in a watercourse.
