A property, the expansion, redevelopment, or reuse of which is complicated by the presence or potential presence of a hazardous substance, pollutant, or contaminant. These sites are typically former industrial or commercial properties, such as old factories, gas stations, or landfills, where past operations left behind environmental contamination. Federal and state programs, like those under the EPA's Brownfields Program, provide funding and liability protections to encourage cleanup and redevelopment.
