Cure or quit

A type of eviction notice issued by a landlord to a tenant, demanding that the tenant remedy a specific lease violation within a set timeframe or vacate the premises. Common violations include non-payment of rent, unauthorized pets, or property damage. If the tenant fails to cure the breach or quit, the landlord can then proceed with an unlawful detainer lawsuit.
