Affirmative waste

Damage to real property caused by the active conduct of a tenant or life tenant that reduces the value of the property. This type of waste involves deliberate actions that alter or destroy the property, such as cutting down timber or demolishing structures without permission. It contrasts with permissive waste, which results from neglect.
