An act by a tenant or life tenant that causes permanent damage to the real property, diminishing its value or altering its character. This can include actions such as destroying buildings, cutting down timber unnecessarily, or failing to maintain the property. Legal actions for waste are typically brought by the holder of a future interest in the property.
