Permissive waste

The failure of a tenant to maintain the property in a reasonable state of repair, allowing it to deteriorate through neglect rather than active destruction. This type of waste typically involves omissions, such as failing to make minor repairs or protect the property from the elements. It differs from voluntary waste, which involves affirmative acts of damage.
