Ameliorative waste

Actions taken by a tenant that improve the value of the property, but which technically constitute waste because they alter the nature of the premises. Historically, this could still lead to liability for the tenant, even if the landlord benefited. Modern courts often do not find ameliorative waste actionable unless the improvements substantially change the character of the property or decrease its value.
