Fee tail

An estate in land that limits inheritance to a specific line of heirs, typically the lineal descendants of the original grantee. This type of estate was designed to keep land within a family for generations. Most jurisdictions in the United States have abolished or significantly modified fee tail estates, converting them into fee simple estates.
