Rule in Shelley's Case

Term · Law · MLC-T-LAW-004369

An archaic common law rule of property that merged a life estate and a remainder interest in the same person into a fee simple absolute. If a grantor conveyed property to 'A for life, then to A's heirs,' the rule would convert A's interest into a fee simple, allowing A to convey the property freely. This rule has been largely abolished in modern American jurisdictions.
