Horizontal severance

The division of mineral rights at a specific depth or geological formation, allowing different parties to own or lease the minerals above and below that designated point. For example, one party might own the rights to minerals from the surface down to 5,000 feet, while another owns the rights below 5,000 feet. This creates distinct mineral estates based on depth.
