Vertical severance

The division of a mineral estate into different ownerships based on depth, where one party owns the rights to minerals down to a certain depth, and another party owns the rights to minerals below that depth. This allows for separate development of different geological formations within the same land area. For example, one owner might control shallow gas rights while another controls deeper oil rights.
