Distress

The legal right of a landlord to seize a tenant's personal property found on the leased premises to satisfy unpaid rent. This common law remedy allows the landlord to hold or sell the goods to recover arrears. Many jurisdictions have abolished or significantly restricted the right of distress, often requiring a court order.
