Laches

An equitable defense asserting that a legal right or claim cannot be enforced due to an unreasonable delay in asserting it, which has prejudiced the opposing party. This doctrine prevents a party from bringing a claim after an extended period if their inaction has caused harm or disadvantage to the other side. Unlike a statute of limitations, laches is based on the fairness of the circumstances rather than a fixed time period.
