Mineral rights

The legal ownership of the minerals beneath the surface of a parcel of land, separate from the ownership of the surface estate. These rights allow the holder to explore for, extract, and sell minerals such as oil, gas, coal, or precious metals. Mineral rights can be severed from surface rights and sold or leased independently.
